Byside is an independent decision-support platform for buyers of Dubai residential property. It analyses a property against DLD-registered transaction data and presents a verdict covering price benchmarking, estimated costs, estimated returns and identified risks.

Byside is not a brokerage, not a licensed valuer and does not represent any party in a transaction. A Byside verdict is a research output, not a formal valuation and not a recommendation to buy or not to buy.

You are responsible for maintaining the security of your account credentials. You must not share your account with third parties or use it for commercial resale of reports.

You must provide accurate information when creating your account. Byside may suspend or terminate accounts where false information is submitted.

Reports are purchased as one-time credit packs. Credits are consumed when a report is successfully generated. A credit is restored if generation fails.

Credits do not expire while your account is active. Credits are non-transferable and cannot be refunded once consumed.

Byside credit packs are a one-time purchase. There is no recurring subscription. You choose when to buy additional credits.

Byside analyses Dubai residential properties against DLD-registered transaction data. Coverage depends on the availability and depth of registered transactions for the specific building and period.

Where evidence is insufficient, Byside will tell you. We do not guarantee analysis for every property submitted.

Generated reports are stored in your account and accessible via your dashboard. Byside does not guarantee indefinite storage and may archive or remove old reports with reasonable advance notice.

You may use Byside reports for your own property purchase decisions. You must not republish, resell or redistribute reports without written permission.

You must not use Byside in a manner that could mislead others, including presenting a Byside verdict as a formal valuation or regulatory opinion.

The Byside platform, brand, methodology and report format are the intellectual property of Byside. DLD transaction data is sourced from the Dubai Land Department and remains subject to its own terms.

Byside aims to maintain continuous service availability but does not guarantee uptime. Maintenance windows, infrastructure events or third-party service outages may affect availability without prior notice.

Byside is not a licensed real estate brokerage and is not registered with RERA. Byside does not introduce buyers to sellers, does not hold client funds and does not participate in transactions.

You may close your account at any time. Unconsumed credits at the time of closure are forfeited. Byside may terminate accounts that violate these terms.
